WHO IS THE DEVELOPER?
Specifield (Pty) Ltd represented by Global Property Investments South Africa (GPISA) and Edstan Construction (Pty) Ltd. The team has collectively developed projects such as The Pearls of Umhlanga, Cotswold Downs Golf Estate, Le Domaine, The Executive, Ridley Park Mews, 270 Currie Road and Idwala Lodge.
WILL THERE BE ANY STORAGE FACILITIES?
Yes, there will be storage facilities, however these will be limited.
WHERE CAN MY GUESTS PARK?
There is off-street visitor parking available along the internal main road.
WHERE CAN I HANG MY WASHING?
Dedicated screened-off drying areas have been incorporated on each site.
WHAT ARE THE MUNICIPAL RATES?
Estimated rates can be calculated using the following formula:
Property Value – Rebate = Rebate Valuation x Randage (R0,0127000) = Gross Rates/Per Month.
Example:
R1 080 000,00 – 120 000,00 = R960 000 x 0,0127000 = R12 192 p.a./ R1016 p.m
The above rates are valid from 1 July 2017.
WHEN WILL CONSTRUCTION START AND END?
The construction will start approximately August 2017, and phase 1 completion is expected in March 2020
ARE PETS ALLOWED?
Yes, provision has been made for a maximum of 2 pets per unit. This can either include dogs of a maximum of 10kgs each or apartment-dwelling cats. This will be subject to the Pet Policy which will form part of the Body Corporate rules.
HOW MANY PARKING BAYS DO I GET?
Parking facilities vary from one unit to another. Most units have at least one open bay and one shaded bay. If a garage is purchased at an already discounted rate, the Owner will forfeit the shaded bay.
CAN I BUY ADDITIONAL PARKING BAYS?
Yes, however these are limited.
WHAT IS THE BUILDING WARRANTY?
Patent defects will be repaired if reported within 30 days of handover. Latent defects will be repaired if reported within 90 days of handover. Structural defects will be repaired if reported within 5 years of handover. The above excludes wilful damage, abuse of property or negligent acts occasioned by the Owner.
WHICH MUNICIPAL BODY GOVERNS THIS AREA?
Ethekwini Municipality – Outer West Regional Office.
WHERE ARE THE NEAREST SHOPS, HOSPITALS AND BUSINESS NODES IN THE AREA?
Residents have close access to Watercrest Mall, Hillcrest Corner, Hillcrest Private Hospital, Curro High School and Curro Hillcrest Christian Academy.
WHAT SECURITY MEASURES ARE IN PLACE FOR THE PROTECTION OF RESIDENTS?
24-hour security offices and fencing throughout, with independent visitor and resident access control. CCTV installed at the main gate, vehicle booms at estate entry and exits, as well as pedestrian turnstiles.
HOW IS COTSWOLD FENNS PROPERTY OWNERSHIP MANAGED?
This will be facilitated by a combination of a Body Corporate and Management Association, which is still to be established.
WHAT DOCUMENTS THAT GOVERN LIVING AT COTSWOLD FENNS HAVE BEEN APPROVED?
These documents will only be compiled once the Body Corporate has been established.
WHEN WILL I BE ABLE TO MOVE INTO MY HOME AFTER COMPLETION OF CONSTRUCTION?
We currently have residents in our Agami apartments.
HOW MUCH IS THE LEVY AND WHEN IS THE FIRST PAYMENT DUE?
The monthly levy is estimated at R1,900 per month from transfer, and will be payable from occupation or transfer, depending on which comes first.
WHO IS RESPONSIBLE FOR ELECTRICITY, WATER AND PROPERTY RATE PAYMENTS?
The purchaser will be responsible for these payments.
WHAT IS THE TOTAL EXPECTED VALUE ON COMPLETION?
Approximately R280 million.
WILL I BE ALLOWED TO RENT OUT MY PROPERTY?
Yes, both short-term and long-term rentals will be permitted, however they are subject to Body Corporate authorisation.
WILL I BE ABLE TO USE ANY REAL ESTATE BROKERAGE COMPANY FOR SALE OR RENTAL OF MY PROPERTY?
To ensure security is maintained, there will, in all likelihood, be an accreditation process that real estate companies must adhere to.
WILL MY DOMESTIC WORKER BE ABLE TO RESIDE AT THE DEVELOPMENT? WILL THERE BE LIVING FACILITIES FOR STAFF?
Subject to Body Corporate rules and regulations, domestic workers are welcome to reside in the Owner’s residence. There are no separate facilities for domestic workers and domestic workers will not be allowed to reside in the garages.
CAN I USE MY OWN ARCHITECT FOR AMENDMENTS TO MY APARTMENT?
Yes, owners are welcome to make amendments to the internal aspects of the unit (but not of a structural nature), using their preferred architect, once transfer has taken place. Any proposed internal changes will require prior approval of the Body Corporate. Any structural alterations, such as wall penetrations and the like will be subject to engineers’ approval.
WILL THERE BE AIR CONDITIONING IN THE UNITS, OR WILL I BE ABLE TO INSTALL MY OWN?
There will not be any air conditioning installed upfront, however owners can install their own air conditioning. The Developers will attempt to facilitate an easy installation process and will provide ducts to conceal the condensers and, where possible, bulkheads to conceal the copper piping and drainage piping.
CAN I USE THE FACILITIES WHEN MY PROPERTY IS BEING RENTED OUT?
Use of the facilities is exclusively for the occupants of the units and cannot be used by anyone who is not residing at Cotswold Fenns.
HOW DO I GET INTERNET CONNECTION, TELEPHONE CONNECTION AND SATELLITE?
The infrastructure will be made available via fibre-to-the-home solutions. Each Owner will be required to contract with a limited number of predetermined service providers.
HAS THE BODY CORPORATE BEEN ESTABLISHED AND IF NOT, WHEN WILL IT BE?
The Body Corporate will be established once the first transfers have taken place.
WHO TAKES CARE OF THE MAINTENANCE OF THE BUILDING EXTERNALLY?
This will be the responsibility of the elected Body Corporate. Owners will maintain the unit internally.
WILL THE BUILDING HAVE A NHBRC CERTIFICATE?
Yes, it will have a NHBRC certificate.
WHAT FIRE PROTECTION SYSTEMS ARE IN PLACE?
The building is fully compliant with the local fire safety requirements. All SANS fire requirements are in place, including hose reels, hydrant points, and fire extinguishers where required.
